A standard 2 Gate Adept Opener. However, this build produces zealots before the cybernetics core and 2 adepts after the cybernetics core finishes for a stronger push at around the same time. This build is meant to either finish off, deny expansion, or deal heavy economic damage to your Terran opponent by utilizing the tankiness of the zealots and the leverage adepts have over marines early game.

One thing to watch out for in this build is a reaper scout. They can kite your zealots all day long, so a little bit of zealot micro is required to stall the reaper until the adepts come into play.

What a Terran player can do to counter it is a siege tank behind the wall off or widow mines, as the widow mines one shot zealot and adepts i believe.
For a protoss player to adapt to the terran build, you can throw down some proxy pylons and photon over charge it if the enemy opts for widow mines. If they use siege tanks, then the push is effectively stopped, unless you can somehow sneak adepts into their base.

Really nice write up! I'm not looking forward to facing this on ladder. Any ideas on what counters it and how a Protoss can adapt depending on the terran build?
