Analysis

For this build I like to make a wall-in with a zealot or adept regardless of their race so if they are late to scout, they can't get in and have no idea what I'm going for.

To start make a gateway (16), send out a probe to the proxy location (3rd/ 4th base etc) and make 2 assimilators at home (16/17).

As the gateway finishes you can chrono out a zealot if you want or wait till the cyber core is done

Make a cybercore (20) and while this is building, make your proxy pylon for when the cyber core finishes. Immediately make 2 robos with good placement so the immortals won't get blocked in as they finish. (If you can afford it, you can make adepts at home and shade them to the frontline for some extra firepower)

As the robos finish, make an immortal and a warp prism to start so you can use warp prism micro, and from then on make just immortals with spare resources being spent on adepts or stalkers, and push your way into the enemy base as you do so.
